Miami Home Sales Break Record in 2011

Miami, FL – Miami home sales set a new record in 2011, exceeding transaction levels during the height of the real estate boom in 2005, according to the 26,000-member MIAMI Association of REALTORS and the Southeast Florida Multiple Listing Service (SEFMLS). Total 2011 sales, including both condominiums and single-family homes, in Miami-Dade County were 24,929, up four percent from the 24,025 in 2005 and 46 percent from 17,068 in 2010. Year-end closed sales of condominiums surged 54 percent, from 9,760 in 2010 to 15,009 in 2011. Total single-family home sales increased 36 percent from 7,308 in 2010 to 9,920 in 2011.

“The Miami real estate market exceeded all expectations in 2011, posting record sales that yielded rising prices,” said Jack H. Levine, 2011 Chairman of the Board of the MIAMI Association of REALTORS. “Miami is a very unique city in most ways, and the real estate market recovery proved no different. Miami is hot, and it’s not just the weather!”

The sales of existing single-family homes in the Miami Metropolitan Statistical Area (MSA) rose 16 percent in December, from 734 to 734, compared to December 2010. Sales of condominiums increased 22 percent, from 985 to 1,200, compared to December 2010.

“2011 was a remarkable year for the Miami real estate market,” said Martha Pomares, 2012 Chairman of the Board of the MIAMI Association of REALTORS. “Unlike other markets throughout the U.S., Miami has recovered faster and stronger than expected and is poised for further growth and double-digit price appreciation in 2012.”

Statewide sales dropped two percent to 6,836 for condominiums and two percent for single-family homes to 15,290. Nationally, sales of existing single-family homes, townhomes, condominiums, and co-ops rose five percent from November and were 3.6 percent higher than they were in December 2010, according to the National Association of Realtors (NAR).

Median and Average Sales Prices Rise in December

In the Miami MSA, the median sales price of condominiums in December spiked 31 percent to $129,900 from a year earlier. The median sales price of single-family homes jumped 16 percent to $182,300. Statewide median sales prices in December increased four percent to $91,900 for

condominiums and one percent to $134,300 for single-family homes. The national median existing-home price for all housing types was $164,500 in December, a 2.5 percent drop from December 2010.

The year-end median sales price dropped nine percent for single-family homes and three percent for condominiums when comparing 2011 to 2010.

In December, the average sales price for single-family homes in Miami-Dade County increased 8.3 percent, from $302,098 in 2010 to $327,060 in 2011. The average sales prices for condominiums jumped 21.5 percent, from $223,962 to $272,186.

“International buyers and investors continue to play a major role in boosting market performance in Miami,” said 2012 MIAMI Association of REALTORS Residential President Patricia Delinois. “Miami is the top area in the U.S. for international real estate buyers. These buyers from worldwide markets will continue to strengthen the Miami market long into the future.”

Inventory Declines 40 Percent in One Year

The inventory of residential listings in Miami-Dade County dropped 39 percent from 24,278 in to 14,087 over the last year. Compared to last month, the total inventory of homes dropped eight percent. Currently, there is a 4.9-month supply of condominium inventory and a 5.8-month supply of single-family homes in Miami-Dade County, reflecting a very healthy marketplace. Total housing inventory nationally fell 9.2 percent at the end of December.

Distressed Properties

Heightened demand for bank-owned (REO) properties and improved processing of short sales has resulted in rapid absorption of distressed listings and price appreciation. In December, 54 percent of all closed residential sales in Miami-Dade County were distressed, including REOs (bank-owned properties) and short sales, compared to 59 percent in December 2010 and 56 percent the previous month. Contrary to a year ago, there are now more short sales being transacted than REOs.

In Miami-Dade County, 63 percent of total closed sales in December were all-cash sales. Cash sales accounted for 42 percent of single-family and 77 percent of condominium closings. Nearly 90 percent of international buyers in Florida purchase properties all cash. Nationally, all-cash sales accounted for 29 percent of transactions, reflecting the stronger presence of international buyers in the Miami real estate market.

Miami, FL (December, 2011) – The Miami Science Museum has announced that their groundbreaking for the new $275 million museum waterfront project will be taking place on Friday, February 24th 2012, as part of a weeklong celebration of festivities beginning with their annual Galaxy Gala and Big Bang events on Saturday, February 18, 2012. Originally founded in 2003 by Board Chairs Trish & Dan Bell, the Galaxy Gala will shine the spotlight on the 60+ year mission of the Miami Science Museum and its future as the Patricia and Phillip Frost Museum of Science and culminate in the Big Bang after party hosted by the museum’s next generation of leaders, the Young Patrons.

Designed by internationally renowned Grimshaw Architects, the 250,000 square-foot Miami Science Museum complex is intended to act as a demonstration of ecological and sustainability principles, harnessing energy from water, sun, wind and museum visitor energy to power exhibits and conserve resources. The museum is structured around a lushly landscaped indoor and outdoor “living core” of terrestrial and aquatic spaces, featuring a 600,000 gallon aquarium facility, a full dome 3-D planetarium, hands-on exhibits, never-before-seen technology and two additional wings of exhibition space, classrooms and cafes.

Real estate expert and Gala Co-Chair Nancy Batchelor is excited about the impact the new Miami Science Museum will have on the downtown community. “The new science museum is the cornerstone of Miami’s downtown renaissance,” says Batchelor. “It is central to the efforts to strengthen greater Miami’s momentum as an emerging global capital.”

The new Miami Science Museum will be an anchor of the 29-acre Museum Park overlooking Biscayne Bay. Museum Park is Miami’s urban redesign vision for the area now known as Bicentennial Park. Arrivals for the Galaxy Gala will begin at 6:30pm along with a cocktail reception and silent auction, followed by a seated dinner. The Gala will also honor important community leaders that include: David Lawrence who will receive the Vanguard Award; Walter Revell who will receive the Miami Science Museum Award; and, The John S. and James L. Knight Foundation who will be presented with the Visionary Award. At 10pm the Gala will transform into the Big Bang, a high-energy dance party designed to integrate young professionals into the event. The Big Bang is chaired by Izzy Havenick.

Miami-Dade Pending Home Sales Rise again in October

miami association realtorsMiami, FL – October cumulative pending home sales – including single-family homes and condominiums – in Miami-Dade County were 10 percent above what they were a year earlier, up from 10,264 to 11,245, and 0.4 percent below the previous month, down from 11,296, according to the 25,000-member MIAMI Association of REALTORS and the local Multiple Listing Service (MLS) systems.

October Sales Activity
The total number of listings, including single-family homes and condominiums, that pended during the month of October increased 26 percent, from 2,861 in October 2010 to 3,609 last month. Compared to the previous month, pended sales increased .22 percent. Single-family home and condominium sales that pended during the month increased 27 percent and 26 percent respectively compared to the previous year.

“In Miami, where market performance has outpaced the nation, strong pending sales activity has mirrored robust closed sales figures due to international buyers who mainly pay all cash and are not impacted by mortgage financing issues,” said Jack H. Levine, 2011 chairman of the board of the MIAMI Association of REALTORS. “However in other parts of the country factorsOHh such as stronger underwriting standards and appraisal issues are impeding closings that are much more dependent on financing.”

Cumulative Pending Sales Rise
Pending sales of condominiums were 10 percent higher than they were a year earlier, up from 5,878, and 2.3 percent below what they were the previous month, down from 6,620. Pending sales of single-family homes were nine percent above what they were a year earlier, up from 4,386 to 4,775, and five percent below the previous month, when pending single-family homes

“In addition to the unyielding demand from foreign buyers that has boosted the local market and resulted in Miami outperforming the nation, there is also increasing demand from domestic buyers,” said 2011 MIAMI Association of REALTORS Residential President Ralph E. De Martino. “Domestic buyers are now accounting for a higher percentage of closed sales. In addition, the stronger rental rates have resulted in strong demand for rental properties, which is putting increased pressure on the greatly reduced inventory of properties for sale.”

Nationally, the Pending Home Sales Index, a forward-looking indicator based on contract signings, increased 4.6 percent to 10.4 in October from 84.5 in September, according to the National Association of Realtors. The index is 9.2 percent higher than the 85.5 index reported in October 2010.

Increased pending sales are an indication of increased future sales. A sale is listed as pending when a contract is signed but the transaction has not closed, though the sale usually is finalized within one or two months of signing.
